There are many benefits from the scheme for landlords and tenants alike. The scheme will:
- Recognise the contribution of reputable landlords, providing them with a MLAS quality mark and a marketing advantage.
- Help landlords find responsible tenants.
- Give landlords greater access to information and advice, for example the professional development seminar.
- Discredit unscrupulous landlords and thus improve the image of landlords in the Midlands and help to improve the business prospects of the rental market.
- Give business benefit to landlords as MLAS is advertised and promoted to prospective tenants, and as Universities and Councils start to only advertise and recommend accredited landlords (for example Sandwell Council, the University of Birmingham and Birmingham City University currently).
- Create increased opportunities for landlords to communicate directly with the local authority, Fire and Police, for example developing a joint approach to tackling anti-social behaviour and improving the satisfaction of landlords with the services they receive from the local authority.
- Enable Landlords to keep abreast of policy and legislative changes which may affect them and their business.
- Provide tenants with more assurance that they are dealing with a competent landlord who is recognised as accredited, and enable them to get access to better quality information and accommodation.
- Improve and maintain safety standards and help to tackle poor housing conditions.
- Entitle landlords to be accepted as an accredited landlord in other areas of the country where accreditation is in place, e.g. London.

BIRMINGHAM:

The City Council have recently established a Private Sector Leasing Scheme whereby MLAS Landlords will be able to lease properties to the Council for a term of three years providing their properties meet the Decent Homes Standard.
